Lease & Renovation Services
HJF provides a full complement of lease and renovation services for Foundation programs.
HJF leases laboratory, clinical and office space in a variety of locations, including Bethesda, Frederick, Rockville and Silver Spring, Maryland; Marina Del Rey, California; and Centurion, South Africa.
HJF services include:
- Identifying a leasing agent to locate appropriate available space
- Negotiating the lease with the landlord or real estate broker/agent
- Ensuring that the leased space meets program needs within the appropriate budget
- Working with site managers and landlords to resolve facility issues
The HJF Lease and Renovation Contract Manager (LRCM) is the point of contact for all lease issues. The LRCM coordinates all activities with the project's contract or grants specialist to ensure that the lease is allowable and the budget is reasonable. The LRCM also coordinates among other HJF departments, as well as program managers, to ensure that the process runs as smoothly as possible.

HJF has a network of real estate contacts, landlords and property managers specializing in various types of real estate, such as laboratory, clinical and office space.
The LRCM will be available to assist with any space issues throughout the life of a lease. Such issues include arranging to have water, electricity and other utilities turned on, and helping to resolve repairs or other landlord issues.
Leasing new space often requires renovations to meet specific needs. HJF can manage a full range of renovation projects at medical and other leased facilities in a variety of locations. HJF acts as a liaison to the architect and contractor.
Our Lease and Renovation Contract Manager (LRCM) is the HJF point of contact for all renovation issues. The LRCM coordinates with the project's contract or grants specialist to ensure that costs are allowable and budgets are reasonable. The LRCM also coordinates among other HJF departments, as well as program managers, to ensure that the process runs as smoothly as possible.
HJF has a network of reliable general contractors experienced in conducting both large and small laboratory, clinical and office renovations. The contractors also are familiar with the complexities of conducting renovations at military facilities.
The LRCM will act as an advocate throughout the renovation process, attending progress meetings, monitoring contractor performance and assisting with furniture and equipment selection and coordinating its purchase, delivery and installation.
Once the work is complete, the LRCM will manage the site inspection and landlord approval. The LRCM and architect will create a punch list of outstanding items and will work with the contractor to resolve any remaining issues. Once the project is complete, the LRCM will close out the contract and verify that all invoices have been paid.
